Dholera SIR Attracts Strong Investor Interest Under PLI Scheme
The Dholera Special Investment Region (DSIR) — India’s first greenfield industrial smart city — is emerging as a prime investment destination, with several companies approved under the Production Linked Incentive (PLI) scheme showing keen interest in setting up operations.
Spread across 922 sq km, DSIR offers 422 sq km for commercial use, with 15–20% dedicated to green belts, while 340 sq km falls under the coastal regulation zone. The city’s core 22.5 sq km phase is already fully developed, featuring the ABCD Building (Administrative Cum Business Centre for Dholera) with a business hub, exhibition centre, and banquet hall, along with a 20 MLD Common Effluent Treatment Plant, operational roads, and a canal network.
Key projects already underway include:
- Tata Power – 300 MW solar power plant (commissioned)
- Tata Chemicals – manufacturing facility
- Solar panel manufacturing unit (under development)
- Torrent Power – exclusive power distribution rights
DSIR is targeting non-polluting industries such as electric vehicles, solar manufacturing, defence, auto & auto ancillaries, data centres, and advanced agro-processing.
Located just 110 km from Ahmedabad, DSIR benefits from proximity to the Delhi-Mumbai Industrial Corridor (DMIC) and Dedicated Freight Corridor (DFC). The state government is also developing a logistics park near Bhimnath Railway Station, connected to DSIR via a 35 km rail link.
The Dholera International Airport — approved by the Cabinet Committee on Economic Affairs — is expected to be operational by 2025-26, at a cost of ₹1,305 crore. Once fully developed by 2040, DSIR aims to host 2 million residents, create over 8 lakh jobs, and position itself as one of India’s most advanced industrial hubs.
