Dholera Greenfield Industrial City Phase 1 Ready for Business
The Dholera Industrial City — India’s first greenfield industrial smart city spread across 920 sq km in Gujarat — has completed nearly all works for its 22.5 sq km Phase 1, marking a major milestone in the Delhi-Mumbai Industrial Corridor (DMIC) project.
Located about 110 km southwest of Ahmedabad, Dholera encompasses 22 villages and is the largest investment region among the 11 smart cities planned along the DMIC. The city features state-of-the-art utilities, logistics, and social infrastructure, designed as a self-sustaining ecosystem where residents can live, work, and play.
With Rs 3,000 crore already invested (excluding land costs), including Rs 1,400 crore in core infrastructure, Phase 1 is ready to welcome industries. The region offers strategic connectivity to major cities like Ahmedabad, Baroda, Rajkot, and Bhavnagar, alongside upcoming projects such as:
- International Airport (1,500 acres, 3.5 km runway)
- World’s largest 5 GW solar park
- 6-lane expressway and metro link to Ahmedabad
Several major players have already invested, including:
- Tata Power – 300 MW solar plant (part of a planned 4,400 MW)
- Tata Chemicals – ₹4,000 crore lithium-ion battery plant
- ReNew Power – ₹4,000 crore solar panel manufacturing facility
Dholera SIR offers competitive advantages such as the lowest power tariff at ₹5/unit (supplied by Torrent Power) and an estimated 15% cost savings for industries. Once fully developed by 2040, the city aims to house 2 million residents, generate 8 lakh direct jobs, and contribute over ₹50,000 crore annually to Gujarat’s economy.
The SIR policy also benefits landowners by returning their developed plots for continued farming or rental income, with 15–20% of the commercial area dedicated to green spaces.
